If a property is occupied by 3 or more unrelated people it is classed as a House in Multiple Occupancy.
Special rules apply to these kinds of properties. One of the rules is that there is easy exit from the property without the need for a key in the case of fire. This not only applies to the final exit door but also to an exit door from a unit of accommodation (each bedroom).
The Council are now insisting that this rule is enforced before renewing HMO licences. The Fire Officer is also insisting that the lock is insurance approved to BS 8621 for security and safety.
At Capital Lock Services we have fitted these locks many times now and we only fit the Insurance Approved lock to give you and your tenants the peace of mind that the lock they depend on for their safety and security is the best it can be. The existing mortice lock is replaced by a new mortice lock that has an internal thumbturn instead of a keyhole but importantly keeps its Insurance rating . So if you want an HMO Compliant Lock fitted call Capital Lock Services on 0131-556 0470 to ensure you keep your licence.
